In the building management sector, the need has emerged for a handbook on the conservation in service of a building, intended as an instrument that enables action to be taken on the building to preserve its specific features, without affecting its role in the surrounding context, while also enabling its adaptation to changing standards in order to satisfy the user's demand for comfort and safety and to reduce running costs. The purpose of this paper is to demonstrate the utility of such an instrument in the present-day context.The very high costs, not only of construction, but also, and above all, of the management of a building throughout its life cycle have confirmed the need to pay particular attention to its service life phase already during the design and construction phase. These considerations are the outcome of an assessment of the wast proportions of the property conservation problem and its effects on the building sector;analyses carried out at European level have clearly demonstrated continuous growth in the interventions on existing buildings which need suitable provisions for their conservation in service.
